St. Regis Residences, Miami Unveils Ultra-Exclusive Legacy Collection

Miami has the world’s second-largest concentration of branded residences, behind only Dubai, Savills reported. Miami’s status as a travel hub and growing financial center, combined with Florida’s favorable tax laws, an influx of international wealth, and a lifestyle-driven luxury landscape, has accelerated buyer demand for turnkey living and hotel-caliber service among both primary and second-home buyers. The city has roughly 45 completed branded projects, backed by luxury hospitality, fashion, automotive, and culinary partnerships, with more than 50 in the development pipeline.
As the market grows more saturated, developers are finding new ways to differentiate branded schemes. The St. Regis Residences, Miami, a 50-story, 152-residence tower in South Brickell overlooking Biscayne Bay developed by Related Group and Integra Investments, recently unveiled the Legacy Collection, a curated portfolio of seven of the building’s largest and most expensive residences, priced from $25.5 million. The collection targets buyers who want rarity, privacy, and status beyond what a branded address alone can offer.

St. Regis Residences, Miami also stands out for its architectural pedigree. It is the first residential tower in Miami designed by legendary New York-based Robert A.M. Stern Architects (RAMSA) and the last project the late architect personally guided before his death in November 2025. The golden age of ocean liners served as inspiration for the building’s form, and Rockwell Group designed the modern interiors, featuring neutral colors, coastal-inspired textures, and natural materials.
“What makes this collection so distinct is that it deliberately departs from the traditional high-rise experience,” says Paul L. Whalen, partner at RAMSA. “Standalone, single-family villas sit atop an elevated podium, providing the privacy and space of a conventional house along with the amenities and convenience of a modern luxury condo. Above these villas rises a 50-story tower, notable for its sweeping views of Biscayne Bay and its rounded, nautical-inspired design.”

The Legacy Collection’s seven residences include two standalone Garden Villas at ground level, three multi-level Sky Villas within the tower, and two full-floor penthouses on the top floors, ranging from 7,600 to 9,900 square feet. Every residence has expansive terraces and waterfront views, but the formats vary widely, from the Garden Villas’ private rooftops and two-car garages to the penthouses’ 360-degree views, pools, and summer kitchens.
The tower also functions as a full-service residential club, with 50,000 square feet of indoor and outdoor amenities, including a fitness center, Pilates and yoga studios, a pickleball court, private marina, wellness center, spa, and indoor lap pool. There is also a resident-only restaurant led by chef Fabio Trabocchi, a St. Regis Tea Room, and St. Regis’s signature butler service, which extends to in-residence dining.

“For today’s buyers, the Legacy Collection moves towards a sense of distinct individuality,” Whalen says. “By including two-story duplex units in the middle floors, we’re creating more opportunities for penthouse-like experiences throughout the building with double-height living rooms and wraparound terraces on more levels, rather than saving those special spaces only for the very top.”
Sales for the Legacy Collection are now open, with first occupancy expected in late 2027.
